Checklist: Is Your Roof Ready for Spring?

Winter is almost over and Spring is well on its way. With the seasons change, it ‘s always a good idea to do a once over of your home – looking for any problem areas that might need your attention. One area of your home that’s often overlooked is your roof. That combination of wood and asphalt takes a hammering from the elements and yet is often overlooked. A well thought-out inspection of the roof’s interior and exterior can help high price tag in repairs later.

Use this following guideline to make certain your roof is geared up for spring season weather, and to identify any damage or problems that have happened over the iciness months.

1. Walk around your home’s backyard perimeter. Look for water stains or spots on the walls, around the gutters and below the eaves. These are signs that your gutters are now not effectively performing proper runoff. Debris could be preventing drainage. Check for buckling, curling, missing, or blistering shingles on your roof. Inspect the areas around chimneys, skylights, and plumbing vents for symptoms that the flashing is damaged or compromised. Flashing affords a watertight seal and prevents water from seeping into your home.

2. Clean out any leaves or particles from gutters that have gathered over the wintry weather months, preventing drainage. If your gutters cannot drain properly, water builds up and will finally injury your home’s fascia boards—the exterior trim to which the gutters are attached. If you have asphalt shingles on your roof, check for gooey substance in the gutter, and be aware any immoderate buildup of shingle granules. The loss of granules is a sure sign your roof is dropping its ability to protect from hazardous UV rays.

3. Scan the walls and rafters of your attic and the indoors partitions of your home for water stains, black marks, or mold, which are symptoms that your roof has a leak. Also, check the insulation in your attic for any signs and symptoms of mildew.

4. Understand the provisions of your homeowners’ insurance policy. Does your coverage provide proper cash cost (ACV) or alternative money cost (RCV) on repairs? Homeowners’ insurance insurance policies do not commonly cover floods or earthquakes, however do normally cowl injury precipitated by using other acts of Mother Nature, like fire, hail, windstorms, and lightning. It’s better to understand what your coverage covers before harm occurs.

Schedule a expert inspection. Roofs remaining somewhere from 20 to 50 years, however if you have not had it inspected in several years, now is an awesome time to do so—before these North East storms roll in. A roofing professional can provide solutions for repairs or a roof replacement, and assist you locate choices that healthy within your finances as well.

Whether it’s a small leak or a major structural problem, roofing experts strongly recommend calling for professional roof repair services at the first sign of a problem. Why the strong sense of urgency? What makes roof problems of any scale such a high priority issue? Here are a few reasons why roof issues need to be jumped on asap.

Avoid Damage to the Roof Structure

Rainwater in the attic can cause many problems. For one, the attic insulation will start to clump up and create holes that allow indoor heat to escape. This can potentially increase your home’s energy consumption by pushing your HVAC system to compensate. Excessive moisture can also be absorbed by the rafters, ceiling joists, wall framing and even the decking material itself, leading to rot and permanent damage that typically results in warped rooflines and even a complete collapse.

A roof replacement addresses issues like water intrusion. However, having it replaced by a trusted roofing company while the trusses, rafters and roof deck are in good shape means you won’t have to spend extra on having the roof rebuilt from scratch. And if the insulation is still in good shape, that may yet result in more savings.

Minimize Chances of Damage to the Foundation

The problem with leaks is that they just go everywhere, and there’s no predicting which part of the house the water will reach. In some cases, the leak starts collecting in the basement area, which, if left unnoticed, can get absorbed by the concrete pillars that form the foundation.

This is the exact reason gutters are installed around the roof perimeter in the first place. Concrete readily absorbs water. If this continuously happens, the pillars will become spongy and crumble over time, leading to a partial or full collapse of the house. Even if your gutters are well-maintained, but the concrete still gets exposed to water from elsewhere – flooded basements in this case – the chances of developing structural issues are high.

Finding a contractor is easy, but finding one that can deliver on their promises is what’s more challenging. This is why you should assess a roofing company’s performance and reputation before working with them. FRS Roofing lists four qualities to look for in a roofing contractor.

1. Insured and Licensed

Most states require roofers to be insured and licensed to perform any roofing project. This protects homeowners from faulty re-roofing procedures that can cause safety hazards and compromise structural integrity. Plus, it will be easier to get the necessary permits when you entrust the job to the pros.

2. Positive Client Reviews

A roofing company with a proven reputation won’t have a hard time receiving positive feedback from their previous clients. At FRS, we have earned good reviews from people who have had previous engagements with our team. One happy customer, Steve L., from Stoneham praised our crew and left a comment on our website:

“What a great roofing company. They showed up when they said they would, and did the job they said. My roof came out awesome!! Moacir is great, he answered all my questions and explained the job fully so I understood everything. He was easy to get in touch with when I needed. Their pricing is great, also. They work clean and quickly. They have also done my dad’s roof. That came out awesome also!!”

3. Workmanship

In addition to online client reviews, ask your roofers for references so you can check out their work. This allows you to personally talk to other homeowners and ask about your prospective roofer’s performance.

4. Quality of Products

Trust your roof replacement project to a contractor that offers exceptional roofing materials from a trusted manufacturer. Our partnership with Owen Corner allows us to install superior roofing systems that can stand the test of time.

FRS Roofing, one of the leading roofers in the area, provides expert roofing services to help protect your home from the harsh elements. Call us today at (617) 935-9563. We serve residents of Metro Boston.
